What is a duet?
A duet is similar to a duplex. It is a home that is attached to another home on one side. There are only 2 homes attached for each set of duets. The purchaser would be buying either the left or the right side of the duet.

What size are the duets?
All duets are 2 stories. A parking pad to accommodate 2 vehicles will be provided.
The Harmon Model is 1370sf with 3 bedrooms 2.5 baths. All 3 bedrooms are on the 2nd floor.

Do the duets have garages?
There is no garage, however, there will be a parking pad which can accommodate 2 vehicles for each duet.

How much does a duet cost?
The duet homes will start at $245,000.

Is there any down payment assistance to purchase a duet?
The purchasers may be eligible to receive up to $80,000 in down payment assistance. The available down payment assistance programs are House Charlotte, House Charlotte Plus and Community Partner Loan Pool (CPLP).

Is there a required amount for the Earnest Money Deposit?
The required Earnest Money Deposit (EMD) is $1500.

Is there a waitlist?
There will be no waitlist for the properties. Properties will be available for offers at 30-60 days from anticipated construction completion date.
Can our offer roll over to the next lot?
No, if you offer is not selected, you will need to submit another offer for a different home.

I want a particular lot/model can I reserve a specific lot/duet?
No holds or reservations are available for a duet.
We anticipate the next duets will be available for closing in Spring 2024.

What is the turnaround time once an offer is submitted?
Once an offer is submitted, you or your agent should have a response within 2-3 business days.

Can I select the finishes or make changes to a duet while it is being built?
No changes or customization can be made to the homes. The interior finishes and exterior colors are selected by the builder.

Is there an HOA? Are there any amenities?
There is no Homeowners Association (HOA). However, there is a shared maintenance agreement for each duet. You will share a privacy fence between between the yards.

There is a county park located a short distance from the duets. Located nearby in the Druid Hills community there is a county pool- the Double Oaks Aquatic Center.

Is there a model home available to view?
There is no model home. Once the first duet is completed there will be a virtual tour and photographs of each floorplan available on the website: www.legacydruidhills.com

Are sellers open to Investors?
The Legacy duets are not available to be purchased by an investor. The homes must be purchased as a primary residence and owner occupied.

I want to purchase a duet, what do I need to do?
All buyers need to complete a Home Buyer education class. You can register for a class with Dream Key Partners https://dreamkeypartners.org/homeownership-education/
Once you have received your certificate of completion, let your Dream Key Partners Counselor know you are ready to proceed in purchasing a home. The counselor will verify your income meets the income guidelines and refer you to a lender if you are not currently working with a lender. Once you have completed these steps, the counselor will refer you or you and your agent to the listing agent- Melissa Gaston Realty, to submit an offer to purchase for a duet.

Is there a maximum income limit for a buyer to purchase a duet?
Yes, the maximum income to purchase a duet is listed in the chart below. The income limit is 80% of the Area Median Income (AMI) for Mecklenburg County.
